In 1993, Gaylord Karren and John Hopkins, who were employed as property managers in Houston, Texas, came up with the concept for Zerorez. Keeping the carpets in their rental apartments clean for their tenants was their major source of annoyance and expense out of managing over 3,000 apartment units. Whichever carpet cleaning business they chose, none of them was able to sufficiently clean the carpets to save them from needing to be replaced.
